Papamoa Beach Renovation
This project involved an extensive home renovation for Liz and Matt to modernise their 1970s brick home in Papamoa Beach. After nearly 50 years, the home was beyond ready for a makeover. What began as a plan to just replace the deck quickly grew into a full-home renovation by our team at Straight Up Builders. Richard at Drift Design Studio created the initial concept plans, and Mod Architecture finalised the working drawings after discussing them with our team. Interior designer Paula Waterhouse worked with Liz and Matt to determine the design and colour specifications, so those decisions were ready for us in advance.
We transformed this home inside and out. Upstairs, we reconfigured the bathroom and shower into one functional space, and reconfigured the kitchen and dining area. Downstairs, we converted a single garage into a modern office with a large sliding door. The laundry and bathroom areas were updated by removing unused storage and enlarging the bathroom to accommodate a standard-sized shower.
The home's interior was repainted, and new joinery was installed throughout. Oak timber flooring from Floorboards was added to the entry, stairs, and upper living areas.
The exterior saw the most significant transformation, with a new roof profile, texture-coated brick and feature aluminium screening. The new large deck was engineered by Nathan at NG Structural, and we recommended Vitex Hardwood decking for added durability near the coastal environment. We also built a new rear staircase connecting the upstairs to the lower garden area.
The project wasn't without challenges. As we removed the roof, New Zealand announced its first COVID-19 lockdown. Acting quickly, our entire team and subbies were pulled in to get the new roof on and make the home weathertight within six hours. This made the home secure and helped prevent water damage, which could have led to additional costs not budgeted for.
With the owners living offsite, we completed the project seamlessly once lockdown ended, delivering a home that Liz and Matt were stoked with.
